btw I am now looking into container homes in Atlanta, GA. Just started my research

I've had a few conversations with people that mentioned multi fam units in Rome, GA were going for a good price with decent rental numbers. not sure how the market is today

I have a single fam in West end area, the prices have sky rocketed now. Not seeing much opportunity anywhere these days.

I recently started to look into this in the Atlanta area. Basically was looking to buy a piece of land and have container homes on it. Was looking to start off with maybe 2 container homes (not sure what the limit on number of container homes per lot is, and other permits/codes). If the model had worked, pretty much copy paste the idea around the city.

I've talked to a Airbnb host who has 2 container homes in the city. I am looking to build out that model in the sub urbs. I am currently in the research phase.

thats awesome! I have not had any luck since the post. a few offers did not go through as the market was hot and people were overbidding. how did you come across finding it?

I am looking for information about permits, building codes, purchase land, and have container homes on it in Georgia. Possible Atlanta, Mableton area

Conventional.

Does conyers have a good rental market? (do people mostly own or can you easily find good tenants)

have rents been going up in the area in recent years?

any upcoming developments in the area that could boot house values? (malls, infrastructure)

How is rental market for multi fam units vs single fam in conyers?

above are a few questions i had. feel free to share anything that can help determine the rental markets in conyers area

I was looking online for multi family units and came across a few quadplex in conyers GA. Starting this post to get some insight from investors/agents etc from that area about rentals in conyers, GA

Quad currently priced $350-$400k

Units -> 2/2.5

rent $900 x 4 = 3600/m

@Grant Wertzberger - From my personal experience of looking for properties in Atlanta area, I feel the prices are on the higher end. you'd have to find a way to create value. it would def be helpful to have an agent that is like minded and can send you deals. I am looking to connect with similar agents in Atlanta area. I have specific criteria that I am interested in

@Vincent Catanzaro - im doing my due diligence right now on Rome, GA market. If opportunity presents, maybe we can work something out.

@Matt Hershberger - hi. Which part of Rome, GA do you see growth in and good potential for rental units. 

I am not involved in section 8.

Multi family - maybe start off with a duplex or triplex

Single family - looking for areas that have good long term tenants.

@jeff khel - Maybe you can shed some light on the above?

Also, I’m guessing you already have a great property management team in place. I am interested in knowing about that system you have established - expectations to have for criteria for tenants, % of rent compensation for property management, how they operate, how are you managing things esp now that you are out of state?

I am interested in either turn key or buy with equity.

Total amount out of pocket = 70%(includes purchase price + fixing). Cash out refi.

Or even a good condition turnkey to start off with.

@nathan - I am fairly new to RE investing as well. Started 2 years ago. Own two rental units now. And currently looking to purchase my third.

Thanks, I did a search for local real estate friendly banks in Atlanta and came across this post.

I will reach out to both Quantum Bank and Bank of North Georgia to see what works best for me. unless there are other bank recommendations now. (2 years later)

I am going to be setting my up llc with that bank as well.

I invest in Single family houses, $75k-$120k
