Is anyone having trouble using the rental report tool. I am getting an issue turning the purchase/expenses section to turn green and getting the chance to find out if the numbers work.

Once you get a home under contract. How does the due diligence process work and typically what are the fees for it?

@Michael Haas Yes he is a private lender. I do not have any credit for the conventional route.

@Michael Haas I completely understand. My realtor did recommended that as well. I reached out to my lender and he’ll be able to fund earnest money.

I am currently in the Seattle market. I don’t have much money to put down for earnest deposit. My realtor said the amount I put in is too small for my market.
