Post: Anyone go through the lead safe certification yet?

Cleveland instituted the “lead safe initiative” an ordinance that was passed in 2019 and implemented March 2021. This inspection and testing is required every two years going forward.  without the passing certificate you will not be able get your rental registration or be able to evict a tenant if necessary. The short of the ordinance is that it is trying protect children from lead poisoning..testing the house to prove that the house does NOT have lead NOT proving that the house DOES have lead. The first two zip codes to roll out in March were 44120 and 44135.. I have rental properties in both ZIP Codes and the process is fairly simple if you have a certified company who can walk you or your PM through the process and execute all the steps necessary to get the certificate. Cleveland has world-class: orchestra, theater, museums, heath-care ( Cleveland Clinic and University Hospitals ), top-ranked universities/colleges (Case Western Reserve, Cleveland Institute of Art), multiple Fortune 500 companies. And I live here and invest here. And do well here. My point to all of this is that you have to look beyond the rankings, beyond the statistics, and really dig into an area to understand it. #DefendTheLand

That is a lot of capital with little return.. I'm with Cheryl and I wouldn't touch it. Dont give up!! There are a lot of great cash flowing deals in Cleveland!

Hi and possibly welcome to Cleveland! I’ve been a landlord and GC for over 25 years in Cleveland and serviced the lending industry when the foreclosure crisis was in full swing. I’m also a licensed real estate agent. I have a couple of investors who only look for opportunities in this area because they have a contractor who owns property himself in this area. It works great for them. I don’t own in this neighborhood myself and I have almost 30 units. I would absolutely not recommend purchasing in some parts of Cleveland as a first time investor because you don’t have people that talk the talk and walk the walk of that particular neighborhood. I own all over Cleveland and in Euclid. I would proceed with Cleveland, but I would proceed with caution. I would talk to as many investors as possible who own in Cleveland, and if they don’t self contract I’d find out who is contracting for them and who their property manager is. All day every day I hear stories — some good and a lot horrifying. I would like to see you avoid the latter. You can PM me if you would like to chat further.

Did they have a dog? :( A lot of things can cause that type of flooring to buckle. Everything from mopping to spilled drinks, snow and water being tracked in...as previous posts had mentioned. It’s not the most durable product and all my clients are switching to 100% vinyl planking to avoid this very issue. If it is very localized just to right in front of the door I would cut that square out and possibly put in locking vinyl plank product that looks like tile so that “grain patterns”don’t contrast and make it visually unappealing:) Good luck!

I’m really surprised no one responded to your request so I will.. I have been in this industry for 20 years. I own residential and commercial investments but the majority of my time is spent rehabbing for out-of-state investors both fix and flips and buy and holds. If you’d like to PM me I can give you some recommendations for contractors based on what types of rehab you’re looking to do.
