Thanks for your responses gentlemen.

@Bob B. You are absolutely right. We paid the contractor and never heard back from him.  We learn from our lessons.  Next time, our property manager will check the work done before we send the last payment.

@Aaron McGinnis That's right, the drain pipes were not installed properly.  Nothing on the contract about the warranty.  Thanks for your advice on secretary of state, I will check that.

Hi all,

We have a situation with a licensed contractor that we hired to rehab one of our property and I would like to have your opinion.

Although the project was planned to be 2 weeks time, it took him about 5 weeks to do the job and we had to call him several times before he actually called us back.  Among the things to do, the pipes needed to be changed which he did.  BUT, he installed them backwards so the water in the property is not flowing as it should.  Now the new tenants are complaining and we should take immediate action.  However, we called the contractor who has done the job several times but he did not respond nor returned our calls.  We will need to call a plumber to fix that.

What are the options from a legal standpoint against this contractor?

Please let me know your thoughts.

Thanks in advance.

Thanks guys for your input. It's appreciated.

I will check what the law says in the state the property is in.
