I own my home free and clear and I have a real estate deal that looks really promising. I wanted to know if I could use the equity in my home as collateral for the down payment? I don't mean a HELOC or a home equity loan. I guess I mean like putting a lien against my property wrapped up in the purchase loan. I don't know if I'm explaining it adequately but that's the jist of it.

How do you do it? How do you meet people who are interested in Realistate like we are in our local area? I just want to meet people like me and talk shop learn what I can and see what there doing differently to educate my self. What would you recommend?

I have a few rentals and I owe what I consider a great deal of money on them. I have a good job and don't need the money honestly and the property's pay for them selves. I make a few hundred a month off then and I just want to keep all the money in the LLC and pay all the properties off before I reinvest it or use it in any way. So my question is if I use all the extra funds to pay off the properties and not pay my self will the irs take away my LLC? And are their any other downsides to doing this?

@Mo Muigai go local. I got a lot of my stuff from asking other landlords in the area I met. Get some from a few of them and just work it to something your comfortable with. Same for your lease agreement.
