Paint the door a bright color. I like a robin egg blue against a white house

Get colorful flowers in pots on the porch

Trim those bushes

paint the porch and steps - get paint intended for concrete porches at Home Depot or Lowes

Switch out the edging around the bush (under the window)

I walked a property with a listing agent once that was crawling with cockroaches. One of the owners (a married couple) was home during this time, too. I only lasted inside for about 90 seconds before I said "thanks" and had to leave. For the rest of the day I couldn't shake the feeling that I had something crawling on me. 

After watching the video I'd love to hear how you stretch the $4k. Looking forward to the "after" video!

I've met a number of GCs through local REIA groups that I reached out to. I'm still working on who is getting the work. If/when you need one I suggest reaching out through these groups to see who is available at the time.

I have had lots of 2x4's and tile give me plenty of grief. And just wait until the plumbing, roof, and electric all gang up on you at the same time.

@Sean Ploskina - see if your city or county offers any free mulch. We have it here and I have used it many times over the years. It's free to pick-up if you are resident or they will deliver dump truck full loads for a small fee.

I recently used HD's Renewal by Anderson vinyl windows on a flip. It was easy. The top of the windows come with a vinyl cap that you fill with fiberglass insulation and then you can easily adjust it up or down to make up for those fractions of an inch (and significantly more if needed) for the height of the opening. After that the windows just needed some caulk (inside and out) and they looked great and sealed very nicely.
