I had my hand in doing this looking for properties off the MLS going on Zillow & other sites trying to wholesale & wasn't successful in doing so, i had a property under contract but failed to get anyone buying & didn't have buyers telling me that it wasn't a good deal to take and this was a rental property where it could be potential cash flow for whoever including me if i had the funds to pay the owner which i didn't. Also half of the properties listed on the MLS or ones that are still listed 60 to 90 days 120 are not on the market after a while, the person who listed the properties would never take them off its what i started to figure out after a while. i never had luck with this so i stopped & went back to off market properties which i should've stayed with in the first place.

So in this case i would think you want to do off market properties, 8 weeks though, sheesh dude, but yeah it is a competition depending on where your at (City, Town, State) & for me i'm still trying to get use to doing comp that's the one thing i wasn't good at starting out running numbers on houses

Odie im working with Credit Repair agents that are helping those with low income & low credit scores & are still looking for those that are looking for opportunities as myself has suffer from having both low income & credit score & working my way up to building it again.

Becoming a Appraiser will seem like fun despite the courses being real high to pay for, almost bout $900 but it be worth it & gets me along in my real estate ventures.

Hello BP, while I'm not new to the site but im still starting out to RE investing. Right now im looking to connect with anyone who is in New Jersey, Pennsylvania, New York, Delaware, and Virgina. It Doesn't Matter if your new or seasoned, nor does it matter if your apart of an Real Estate Investing Group like i am. Im also looking to connect with RE Agents and Certified/Licensed Appraisers as i will be getting into Appraising this year along with my RE investing and Credit Repair Business. Im here to Earn and Learn and help others with anything.

Thank you

@Mark Hicks i have a better way for you & anyone else with a low credit score to help start getting it back in shape. My Team is hosting Daily Webinars on fixing Credit Scores and get to make some income as well. Message me if Interested.
