Cash is a big prob, most students have loan payments. As a recent grad i'm looking to acquire my first property, its a balancing act between my first real job and new rei business. Lenders also want to see some stablility in borrowers which recent grads do not have, so I'm looking towards seller financing, subject 2 and lease options.

every young investor needs that push into their first property... everyone needs a mentor.

legalzoom is convenient but frankly is not worth it. register through your state at half the cost, the forms you can download for free.

maybe be more creative, look to seller financing for the down payment, "subject-to" and lease option deals if your looking to get in without 20% down. You'll be hard pressed to find a loan w/ 10% down, especially if its an investment prop.

"2 years to a million" is a good read, also "multi-family millions"

if you havent already, read Multi-Family Millions if your interested in small multi family buildings, or even larger buildings and complexes

read "Investing in RE with Lease Options and Subject -to deals" by Wendy Patton. Lots of good info on how to control property for little or nothing down

I’m in a similar situation, jus graduated school and pursuing a law degree. I've been reading books as well as this forum for some time. The one thing I have learned is there’s no reason you cant start now. Find a partner, mentor or investor.

Currently working on a business plan and building a network of realtors, investors and lenders, really gets you motivated.

Are lease options a good way to aquire property if you cant qualify for a mortgage?

find something you like doing like tennis basketball or some kind of sport
running and biking get old fast.. i find weight training much easier to get motivated to do. ITs always a challenge...

normally dont watch the NBA much but this years playoffs have been very interesting.

Lakers in 7.. Kobe is tooooooo much
