Hello BP community and thanks in advance for all advice and help.

  1. Looking at a forclosure that is listed at 16,500 in an area that supports an ARV of 45K. My repair estimate to get to good rental condition is 15K. We have a rental in the same neighborhood that is almost identical, except our home does not have a one car garage like this one does. We are currently renting our home in that area for $600/month. We have a local credit union that is willing to lend to us for "project homes" up to 50K at 5 ish percent and then we would refi after the rehab was done. Does this scenario seem to make sense? What advice can you all offer. I know there are a million things I am overlooking as far as costs etc. Also, I am located in Battle Creek, MI.

Hello Matt! I am newer to the site as well and live in the Battle Creek area. My wife and I have had Single family rentals for about 10 yrs now and we are looking to step our game up by adding to our portfolio and we want to do fix and flips as well. Nice to see you on here, good luck on your job search and investing ventures.

Above are the details......If we understood him correctly he quoted us $1600 and that you get the money back on the payoff of your first loan from them. Any thoughts would be very helpful. We are new real estate beyond a few rentals and want to get into Fix and Flipping and as far as we can tell this is a great program to get us started.

My wife and I went to the hard money directory on this awesome site and placed a call to this particular lender. My wife spoke to a gentleman named Julian and after listening to our needs and situation he suggested this program. Is anyone familiar with this program or the reputation of this company and possibly Julian?

Hello Bigger Pockets community! What a fantastic resource. My wife and I have owned rentals for about 10 years...currently have 3. We are looking to learn to Wholesale and work our way to refurb and flipping and possibly also adding to our rental portfolio as well. We are professionals from outside of the real estate industry and are hungry students. Right now we are looking for a local REIA type meeting to Network and get to know some of you great people and other real estate investors in our community.
