The best deal I have found on blanks(unless you are trying to buy them by the pallet) was off eBay. You can get different quantity's at different prices. I prefer 24x18's and you can cut them in half for places where the smaller signs will work. If you are willing to cut all your signs down to size from 4x8 foot plastic sheets I have found you can order 10 4x8 foot sheets and do store delivery at Home Depot for $110. That will get you 18x24's for about .80 a piece.

Hello all!  I am marketing in Battle Creek and of course come across a lot of things that don't work for our strategy.  If you would like to be on my list of buyers respond here or send me a message and let me know your investing criteria and we will make it a win win for both of us. I have a lead right now on a 2/1 lower end lakeview home, 900-1000 square feet, 1 car garage that needs some cosmetic work. It is outdated so depends on how you want your rentals to be. I think an easy fix to this small debate it Knowledge applied is power.  Knowledge without application is simply potential energy.  I think everyone above is partially correct.  

I study personalities in depth and I can tell you a book that will help you tremendously is Personality Plus by Florence Littauer.  Don't let this add to your list of to do's before you take action, but put it high on your reading list. I can tell by your post you are a Meloncholy and your husband is a Sanguine.  A Meloncholy will almost certainly always suffer from analysis paralisys in any large decision they ever make....even small decisions like what tv, stereo, even sneaker you purchase. If you read every label of everything you purchase, you are a meloncholy. If you read the instructions and follow them to the T, you are a Meloncholy. If you are not truly clinical but could be considered "OCD" by yourself and the people around you that know you the best, you are a Melocholy.  If you notice every fault, stain on clothes, hair out of place of every person you ever come in contact with, you are a Meloncholy.  I say all of this to tell you that this book will arm you with the info about yourself to be able to strike a balance and enable yourself to make well informed decisions in a timely manner.  Hopefuly this helps.

Thank you for your time Jason.  Yes, the loan would include the repairs and property purchase....That is why I would like to refinance to a more conventional loan when the project was complete so we can free up this 50K again for flips and fix to rent type properties.  Based on your response it sounds like rental candidates also need to be purchased at 70% to make sense?  I am sorry but I have been studying Wholesaling and Flipping and no so much on the buy and hold side. We are landlords currently as a reult of the economy. I also want to learn much more on the buy and hold side so can add cash flowing properties to our portfolio over time.
