@Percy N.  Could you elaborate on the specific suburb town and section of Philly you have those C properties?  I think I'm most interested I that tier but it seems a lot of people here advise against those units. I wonder if west oak lane/Cedarbrook would be considered B or C

@Mike B. Nice job. I spent my high school years living near 23rd and Synder so I'm very familiar with that area and it's kind of mind boggling to me that $1200 a month around there is UNDER market now days. :)

I'm unfamiliar with the website you mentioned (hubzu) are there any other sites you know of which may have offmarket deals? Like one of the commenters said, this may have only worked because you could do so much of the work yourself. Any idea how much that would have cost if done by a GC?

Wow this is 2 years old but I'll give an update. I ended up purchasing a SFH to live in....:(

Ultimately comfort, location, and amenities of a SFH in the area we liked most won over trying to reduce costs and live in areas we weren't thrilled in and with tenants. The nail in the coffin was when we went to look at an occupied property and the current tenants were aggressive and mean in regards to letting us access the property.

I'm now back in the real estate investment game and am looking for SFH in the sub 100k range in Philadelphia. (Most MFH are above that range)

Like @Dave Metsker alluded to this could be an opportunity to get a good deal from his young daughter who may want nothing to do with the property and be some what naive in regards to the value.  I'd try to get in contact fast and find out the status of the estate. Is this in Ambler? 

It seems like your agent doesn't have an issue with it. Not yet at least. I'd wait until they spoke up and then address the situation at that point, you may be worrying for nothing. In the mean time utilize this resource while you have it and see as many properties as they will show you. 

I thought about becoming an agent my self but you have to get a brokerage to carry your license. Seems like too much of a hassle when they are plenty of agents out there praying for the 3%. 

I would assume it's heavily affected by location. If your home is in an affordable area populated with first time buyers and lower income people than obviously interest rates increasing will make current prices less affordable and you'll have to adjust accordingly in order to sell. .

That 12K could go towards your first property. This sounds like the classic case of some one getting rich off of telling people how to do xyz....instead of getting rich off of doing xyz.
