I'm in the process of buying my first house. It's located in a very small community (of about 50 people) in rural Saskatchewan. Is there any advice for what I should look for regarding sewage (listed as septic to lagoon, how do I test?) or anything else? I am going to have a professional inspector come out as I had a very thorough one recommended to me recently, just wanted some opinions from those more experienced. Thank you very much!

@Irene Nash That's great advice as well, thank you very much!

I should mention that I know it's a lot simpler to get a good description from personally entering the home, but I've seen a lot of listings lately that were woefully lacking information, and could have been done a lot better. I would also have it proofed by the Realtor so if there was anything that they disagreed with or was incorrect it could be fixed before publishing.

I love real estate. I also enjoy writing. My question is if agents tend to enjoy writing their own property descriptions, or if it would be worthwhile to offer the service where they give me the details and I write out a compelling description?

Thank you very much Roy, I was suspecting that to be the case. Just need to look down other avenues!

Out of curiosity, do you find yourself more invested in the Canadian markets? Or did you venture south of the border for your portfolio?

I'm trying to find out more information about the current owners of properties, to see if they are owned privately or by LLCs, owned outright or with a mortgage, etc.  I know that there's a couple of different options available to the American market, but I haven't been able to find anything about a Canadian equivalent.

Hey Kris, 

Do you invest in vacant land in Saskatchewan/Saskatoon, or are you more buildings/SFR? The only reason I've been looking more into the american market is because I've heard repeatedly that it's a lot easier to get into the US, as there's more tools available, etc.

I want to eventually diversify and purchase here and abroad, with both land and rentals, but that 's my end game and not my short game.  

The main reason I'm curious about whether I should have a US postal address with forwarding is because I worry that when I send out a direct mailer, the responses will be lower due to the fact that I'm a "foreign investor" if I have a Canadian address on it.  

I do however worry this may end up being misleading and I want to be as transparent as possible.

I feel I should clarify in response to your post, Ivan.  I've been checking out Land Academy and LandGeek for awhile now, and have been listening to Jack and Jill's podcast a lot, and that is the form of land investing I'm pursuing currently.  It's a "direct mail offer, buy land cheap, sell cheap" model, and I like the way it's presented.  Thank you very much for your input though, every thought and opinion is appreciated!
