Hi Jonathan Orkin,

Welcome. It looks like we both introduced ourselves on the same day. Are you doing insurance sales? That can be a tough business. I would agree with Jenkins Ramon above, that even if you don't like your current job, find some way to use your degree to bring in regular income while you start to invest. It makes getting financing much easier, and gives you the some margin so that you can be patient and really find the right deals.

Jenkins Ramon The summer is a busy time in my neighborhood!

I am thinking I might purchase in West Allis, West Milwaukee, Greenfield. Also looking at the northwest side and Eastside of Milwaukee.

I have seen several of your posts on here and it sounds like you are active in the area! What is your favorite type of investing?

Thank you for the welcome! I really like the northwest side of Milwaukee for investments as well. I drive through that area every day on my way to work.

Hi! My name is Derek Steinmetz and I am a new investor in the Milwaukee area. I became an involuntary landlord in 2011 when I had to move out of a condo downtown that was underwater and I have been renting it out for the last two years. I just purchased my first duplex in the Hawthorne Glen neighborhood (Hawley & Vliet) which which I will be owner occupying.

My goal is to become a buy and hold investor in Milwaukee and/or the near suburbs. I would love to acquire one more property by the end of 2013.

I have been reading a lot on the site recently and wanted to introduce myself to the group. I would love to meet other Milwaukee area investors. I am sure I will learn so much from all of you. In my day job, I am a financial analyst and have pretty advanced excel skills, so if anyone would ever like some help in putting together proformas, budgets, or property analysis spreadsheets, let me know. I would be happy to help!

Hey Tyler, what are the criteria that you need to evaluate? Do you know any additional details about the project that you are able to share? If you would rather not put the details out in public feel free to send me a private message. I'm a whiz in excel and create proformas for other types of projects at my day job all the time.
