Thank you for you valued input! Better late than never ;)

I definitely see where you're coming from with the changes to the house, although given the fact it is boarded up, the owner would have to assume some renovations would take place. I will say the reasons behind the abandonment may be family related which would cause my approach to fall extremely short.

In either case, I may never know the reasons why, yet as of today I have not received any response back. I personally found this experience to be exciting and packed full of value. I may never acquire a deal through this channel, but at this point I am not 100% convinced that it won't happen. So it'll be interesting how I alter my approach on the next boarded up house.

I agree with both of you, there is something off about this site. I did happen to poke around again and found to be the disclaimer to be quite useful and comical. Paid forum, lol.

A thought came to mind, so I started with Google (always my first go-to!). I was looking to see if there was some sort of database, for lack of better words, that had a list of already qualified renters when I came across this "Bad Tenants List" (http://badtenantslist.net/).

I'm curious if anyone has came across this as well and because its membership only you may not view any of the good/bad tenants list so I'm also curious to know what limitations on information may a company hold on a potential renter?

My understanding of the AZ tenant/landlord laws are vague, yet simple in this aspect.

As a landlord, you must maintain a healthy living habit. As a tenant you must respect and maintain the home. If after the walk through inspection the tenant did not make any claim to wanting/needing a handicap bathroom, you are under no obligation to provide that. However, I would go as far as if you both are able to agree on mutual terms to install the tub and perhaps the tenant pay for labor of re-installing the old one, a contract should be drawn up.

Furthermore, if the tenant fails to gain approval on the remodel; during the move out inspection that may be considered as "damages" because it was not left in the same condition as it was rented as.

I am no lawyer, this is how I've interpreted the rental laws in AZ. Here is what I use to reference:

The other sections are for sale. I'm gearing up my list of questions to present if we decide to go any further.

Mainly I was interested to know if this would be a concern seeing, what appears to be, the entire complex listed for sale.

Was hoping to get some advice about this particular scenario. I typically am looking every day for properties, whether I am going to buy or not.

I happened to come across an apartment complex selling off a section of the units. When I first found the listing I didn't pay much attention to it, now that my business partner and I are getting closer to making a deal my eyes are open a little further.

So back to this apartment complex. During some recent research I noticed there were two other listing for the same complex. So it would appear as if the ENTIRE complex is being sold. Also, I'm assuming it may be owned by 3 different investors which is why it has multiple listings.

Is this a warning sign? Or perhaps a sign of motivated sellers? Any thoughts in regards to this or perhaps a suggestion of questions I should toss out there to get more info.

This is simply my take, which is generally geared towards I tend to do things myself in the beginning until I fully comprehend the process/task.

Start building your network of people. You don't need to pay anyone, salary or commission, to find these deals. Know what you're looking for, and by the sounds of it you're looking for pre-foreclosure deals. Here is a short list of professionals that may be able to assist you in finding those deals:

Real Estate/Divorce/Bankruptcy Attorneys

Real Estate Agents

Loan Officers/HOA

Don't forget friends and family (word of mouth)
