@Ali Boone Great information with the Napkin Numbers! I'm excited to try them myself. Minus the fact that I am still new and have a question about your figures. I understand how you come to the second annual net under the Cash-on-Cash, but how did you arrive to the $9168 under the Cap Rate section for Annual Net?

Hello everyone!

First off I want to say I am excited I've stumbled across this website recently! I've always been interested in real estate investing/property management, yet I've never had any "mentors/influencers" around to help.

I have a slue of questions, but for now I just want to say 'Hello'.

My background: Primarily collections and customer service, so maybe not the best background experience to help get me started.
