Definitely give Ryan Bowers with Prime Properties Realty a call.  They specialize in what you are looking for.  They are also fix and flip and owner finance investors.  To me, that's important - anyone can spend someone else's money... But because they are also investors, they have a vested interest in doing good work in the community.

No worries Sarlah - always happy to help.  I have been fortunate over the years to find private lenders who have favorable terms and seem to like my results :)  I almost always have to have a fair amount of cash of my own into the deal which makes total sense.  

Like most newbies, I first started using a hard money lender.  It can get VERY expensive  though.  There are a few banks out there who are investor friendly, but they always take longer to close and need more paperwork etc.

I had a record six rehabs going on at one time this summer with a total of 11 in the "cycle" - 3 were sold waiting for closing and 2 were under contract waiting for me to buy :)  It has been a good summer for sure.

But I want to do more.   I have funding in place and the capacity to do quite a few deals, but I don't have the time to manage them all.  So I am very interested in partnering with other investors who have deals but need financing.  Please note - I am NOT offering to just be a lender here.  I want to proactively partner with investors who want to learn the ins and outs of investing or for folks who need some capital support. 

I am only looking to do deals in the DFW market at this time - but would consider Austin, San Antonio, or Houston if the deal makes sense.

Oh and if you are with one of the big wholesale firms in the area (you know who you are), please don't contact me.

@Aisha E. Thanks, but I think we are good now.  We have a couple of quotes in at around the $30k mark and we are getting another one in today.

I am a full time real estate investor in Fort Worth.  I have properties across the metroplex. While my focus on is on Owner Financing and Fix and Flip, I have owned rental properties in the past as well.

Welcome to all the new investors.  Seems like there are so many new faces here on BP :)

I'm looking for Fix and Flip properties as well as "rental" properties to purchase, renovate, and then sell via Owner Financing.  I have six Owner Finance projects underway right now.

In Texas, the owner financing addendum used as part of the TREC purchase contract is fully assignable.  With that said, getting the buyer and seller together would be the most prudent course of action :)
