@Benjamin Stewart I don't think there's anything wrong or illegal with doing assignable contracts. It's the actions which lead up to the assignable contract and your overall intent where gets sticky. Are you putting it under contract with full intention of assigning and profiting? Are you putting it under contract and marketing it or bringing 2 parties together for a profit?  This subject has been beat to heck so I'm just going to link to the other threads which are really helpful.

@Marshall Kube I posted the new one a couple days ago... do a quick search and it should turn up.

@Kirby Davis I'd second Simmons as Brandon did above, we've used them several times in Fayetteville and they are always aggressive but have a low cap on what they will do without moving deposits... I'm not as familiar with the east Arkansas market so don't know who else is lending over there. 

On the location comment, there are more folks than you might guess on here from Goshen... At least I've met 2-3 at the monthly meetups we run. If you'd like to come we are actually hosting at one of our flips next week.

@Conner Bryant cheap enough to make a profit no matter what or luck? @Paul Younger has some experience here. 

@Kirby Davis we've been seeing some competitive stuff come out of FNB based in Paragould. Ty Teague is who we've dealt with there. I will tell you no matter who you talk to in the banking industry, everyone will want your deposits and most will make doing the deal contingent on you moving them. 

@Cameron Riley ... Sorry but I'm not sure I understand what you are getting at... I live here and invest here. We take care of our properties and our tenants. There are just as many professional tenants out there as there are slumlords, no matter which state you look at. It only depends on how the laws read to determine which of those have an advantage. As with anything in life which people so often like to ignore, be careful who you get in bed with (or rent from/to) and you will be fine.

@Jerry Hill you’ve got a couple paths forward. Depending on your bank and how flexible they you could ask for a 3rd party appraisal and pay for it or get a realtor to run comps and present to your loan officer... the other option and most likely a winner would be to shop the loan around to several banks and see what they can do for you.
