@Nolan D Frese a buddy and I host a BP meetup once a month for like minded folks to deal swap and discuss investing strategies. It's had good results so far and we generally sit around for a few hours and talk shop. Hope you can stop by.

@Jamie Atkinson there is also a BP meetup we have monthly which is a little less formal than the REIA NWA. Do a quick search and it should turn up. Good luck!

Jorge Rios I was told a few months back that some of the newly built apartments were beginning to sit empty for longer periods and there were fears around some of these not making the returns they had originally projected. I don’t play in the large multi area, but if I were it would make me very nervous with all the multi and singles family inventory coming online in the next 1-1.5 years.

Eric Newman Samuel Pawlitzki is correct... if you sell that land for say $60,000 to a buyer the title agency you use will settle your the liens on the property before the title can transfer as clean title. It might be a good idea to talk to a title company up front to understand if there are any other liens on there as well.

I'd second what was said about not leaving ANYTHING of value overnight... The other method that was successful was lag bolting a "Job Box" to the floor joists

@Kevin S. there's lots of solid multis north of 244 in Kendall Whittier... Pockets of transitioning areas. Depends on what you've got the gumption for. If I were single, I'd be right in the middle of that area buying up property. Just sayin...

Kevin S. are we talking area or condition? I’d say there are a lot of B and C multis in north Tulsa but it’s a solid C area currently. If you want a deal you’re gonna need to start hustling now or find an area you think will be transitioning and deal with it being “rough” for awhile.
