For me being fairly new, I like having the realtor guide me through things like inspections, etc. She has been great for our first two properties and it's worth the extra money in the long run to me. Maybe down the road, I will be more comfortable without a realtor, but for now, it's working.  Thanks for the advice.

@Deanna McCormick - My agreement with the realtor says if i find a property within a certain time period, she still gets commission.

I found a FSBO that I am interested in but I do have an agreement with a realtor. The property listing says 3% broker participation welcomed. Can anyone tell me what that means? I realize I may have to pay my realtor's commission, but am hoping my closing costs wouldn't be double what I have paid on my other properties that were on MLS. Also, in the past I have negotiated closing costs with the sellers. I am assuming that is not an option here? I am waiting to hear back from my realtor to proceed, but wanted to have a little more info so I can make educated decisions. Thanks!

@David Wecker can you give a pro froma on the property. Do you know if the seller is interested in holding any financing to help improve their cash flow as well.? Not a must, but like to see what options are available. Also, how much are the condo fees/assessments.  And as Melissa asked, what are they currently rented for.

Hi @Stephanie Sellers - welcome! You can look at nearby properties to see what they rent for and also look at zillow for rental estimates. Zillow is not always accurate, but can give you a close idea. I look up "for rent" in realtor.com and also hotpads and then try to find properties in the area I am looking to buy. Remember to compare similar types of properties and number of bedrooms when considering your rent estimation. Also, not sure what taxes are in your area but I found out in my state taxes were double for non owner occupied (rental). Just some ideas when trying to plug in those numbers.

@Ben McMahon - I must admit I am not as familiar with Front Royal. I have two rentals in Winchester. Please keep me in mind for SFH or multi family properties. I will take a ride to Front Royal and check out the area in the mean time. We are having a REI meeting in Winchester on Dec 7th if you are interested in getting some offers to other investors as well.
