Post: Building a Tax Lein Mailing List

Hey Everyone!

I'm starting to build a mailing list here focusing on outstanding Tax Leins in the Anne Arundel County, Maryland area, and I'm running into an issue with determining what the Street Addess of each property is. Anne Arundel County provides a list updated every once in a while on their website (Note: I tried calling to get a more up to date list and kept getting referred to the site's file) of the outstanding Tax Sale Leins, located here:

The issue is, fter earching the properties, the best I can do for a street address most of the time is a street name, but not a house number, and a Legal Description. Is there a good way of translating the legal description into a street address, or if I'm just getting a road, does that imply the land is an empty plot?

Also, more a question due to my lack of experience, since this is a list of the outstanding tax sale leins, I an only assume that there is a list out there that defines the properties that are late in their taxes, but have not gone to a tax sale yet. Does anyone have any experience tracking down this information that would not mind sharing their method?

@Michael Evans, I'm curious how your system scales. Assuming it meets your criteria, can you use that for any price range, or just in your target market. I'm also curious what lead you to that. 

Hey Sam. I'm going to be new to the area in a month or so, and am very interested in the near time frame in locating properties in the Annapolis area. I'm especially interested in distressed or rehab-able ones for use as a primary residence now and future use as a rental property. I'd love to talk to you about the area see if we can build a relationship from there.

Hello Everyone! I'm looking into acquiring my first real estate properties over the next few months, and have begun looking at my local markets. The thing I have run into, mostly due to my inexperience, is how to estimate what rental incomes I can expect for a Buy and Hold investment. I'd appreciate any help with the following:

What are the best ways you have found to research local rental incomes? 

What is your criteria for rental income to home value? (I understand this is something market specific, i'm just curious what other thought processes are out there)

@Russell Brazil Thanks for the reply. I'll be working in Annapolis, and the price point i'm looking at it around 300-400k. From what I've found, it seems like that is more or less average for the greater Annapolis area.

Hello Everyone! My name is David, a military service member currently out of the Seattle, WA area, though I am soon relocating to Annapolis, MD for my job in the next month or so. I've been listening to BP for a while, and want to use the move to get into the game.  I'm rather new to the real estate investment world, and due to the nature of my job have not had much time to scope out the area. I'm looking at acquiring my first property as my own home in the Annapolis area to be used as a future rental, then expanding out from there there. 

I have around 30k available for use, though I intend on using my VA loan options to save that for a future property.

Currently, I am interested in Buy and Hold Investing in the Washington DC/Baltimore/Annapolis area, though would not be opposed to expanding that radius out if the deal is good enough, and travel has never scared me. My goal is to acquire ~10 properties over the next 2-3 years for cash flow.

I'd love to hear from anyone who knows the area, any recommendations on places to start my search, and anyone from a local REIA that wants to network.
