As you can see, different people have opinions based on their location.  Where I'm at, I always take any money I can get.  But our judges still rule in favor of the landlord it they have outstanding debt.  This doesn't appear to be the case every where.  So ask landlords were you live.  Find your local landlords association.

Congrats on recognizing your need to take action, and 50 isn't too late!!! You can still get A LOT done in the next 5-20 years! STR are great. HOWEVER, be very cautious about the area you would end up investing in. The market has shifted already and STRs are not as easy to keep full as they were 1-3 years ago. I have 8 local STR and they do bring in more income that our LT rentals. However we have a STR in Florida and it barely pays for itself.

Great question!! In my town, having more than 1 ADU on a property is not compliant. That would be my first question in answering this question. Is it even allowed?

Noooo!!! I also live in Wyoming.  It's a great time to BUY because there are fewer buyers typically so you're more likely to be able to negotiate more.  And I've had rentals for 15 years and have been able to fill them in the winter.  Maybe it takes me an extra week to fill.  Defintely NOT a deal breaker or a reason to NOT buy.  Waiting just delays your income!

I've used them for about 6 years and after this year I"m switching.  I think they are extremely knowledgable.  The problem I'm having is that I can never get good communication from them. I need someone to be super involved and meet with me at least quarterly, get quick responses to my questions, and be collaborative.  After years of asking them for more, I'm done and ready to switch.  I've done my research and as soon as I get confirmation my taxes are all the way done, I'm cutting ties.

Hey fellow investors!!! I KNOW i heard a BP podcast about a year ago on how an investor had created a business by buy homes, and then renting out rooms in homes as kind of an assisted living format (with a nurse in the home at all times).  I think I've found a partner to pursue this strategy and there is a unique law passed that makes it good timing in the area I live.  Anyone have any insight or resources (or know what podcast I'm talking about) to share with me??  Thank you kindly!
