far to many are using it to post here on BP unfortunately.

I am not surprised Chris and this only goes to show the rate at which technology especially AI is going to reinvent everything. If BP is not already thinking about it, I think there will come another platform that will pull in all the information from platforms like BP and other credible sources to build an intelligent conversational AI that gives real time and historical real estate related data for investors and stakeholders and at some point home buyers might not even need some of us anymore.

Do you think we adapt or die or we just brace ourselves for the long-haul? Your thoughts?

I do not see that really being beneficial with BP and other forums, for example here on bp I would say atleast 50% of the responses we see on things like IRA's, LLC's etc are really bad advice. Its one thing to have an opinion, but I would not want biggerpockets to have a chatbot to answer those questions (nor would I assume they want the liability).

Within your comment lies the more reason for AI powered fact-checkers and flagging system that can flag bad and good advice. Financial powerhouses like Bloomberg and Blackrock both have and are implementing AI in their Terminal and Aladdin suites.

The story of IBM and Apple/Microsoft and the evolution of technology teaches us that some things are inevitable. The many bad advice on this platform are mostly in part attributed to "AI" making everyone look smart but the few true ones like you would greatly benefit from a natural conversational interface tool that refers people to you for your quality advice.

I remain a cautious, optimistic skeptic but open to embracing what the future holds.

Quote from @Yogev Lifchin:

Over the past three years, I’ve been using most of the major off-market techniques.

One standout method has always been pulling data and feeding it into a call center to generate off-market leads. In my opinion, this is much more effective than texting, which often feels like a constant game of cat and mouse with phone carriers. It’s relatively simple and, while it does cost money, it’s one of the more cost-effective options. That said, expect to deal with a fair amount of fluff leads.

The two best strategies I’ve found are inbound methods: direct mail and Google Ads.

Direct mail can be expensive, but it can also yield highly discounted properties.

Google Ads, on the other hand, doesn’t require data extraction like calls, direct mail, or texting. However, it does demand solid digital marketing expertise to see positive results. These days, I’m all in on Google Ads.

Are you open to a more cost effective and organic solution outside Google Ads? I have started doubling down on content strategy and targeted engagements and this is yielding results at a fraction of paid ads. Happy to share more info with you

Quote from @Sanil Subhash Chandra Bose:

I am a real estate investor with about two years of experience. I have done well enough to build my portfolio, but finding good deals is always challenging. I have used foreclosure, upset sale, and short sale to acquire properties. I am looking for lead software that helps find motivated sellers' leads. I know how to find this, but it is a time-consuming process. I am looking for recommended software for retail investors. I have seen relatively few for wholesalers.

Hello Sanil, I guess most replies have given you an idea of what you need but is that what you really NEED? You stated "

I am looking for lead software that helps find motivated sellers' leads. I know how to find this, but it is a time-consuming process.

Your issue here is automating a process you are already comfortable with and what you know generates results which is your secret recipe. My advice is to invest in getting someone that can build this solution for you and get to own your own secret recipe to beat the competition.

I will be happy to connect you with a lead that can help you on this with no upfront cost and on success delivery payment only.

The suggestions by the others are equally great as well.

Our site is fairly big, holds lots of information. Needs to be more inspiring and modern. Anyone have a good web developer that has room for clients!?

Hello Celia, I just saw this message and asked my marketing agency partners to check out your website and they came back with some feedback and would love to share with you.

"Your website is built on wordpress using the Astra theme and so it is possible to clone the entire website and rebuild it without taking down the existing site. Also your host is most likely network solutions and supported by Cloudflare for load balancing and and DDoS attacks"

I will be happy to connect so they can get your website well designed, optimized and updated.

Let me know if that works

Hi Mikhail

I think it all boils down to lead generation and closing more deals. What do you have that can solve or greatly optimize these two issues?

Ahh I presume this is for STR if you're doing marketing efforts then? Personally I've never paid for marketing for my rentals, I have however doing paid ads for my other business - what is your ROAS for the 2k ad spend?

Great point Rene. And to add to what you talked about, my marketing agency helps me with content creation and strategic organic growth  consulting but I do not do paid ads for my business or for properties. I will be happy to learn how paid ads is influencing your other business vs how strategic organic growth can help.

Great points Julio and thanks for sharing.

For me AI is helping me sift the news and distil the most important points to take note. One recent platform I am using is NotebookLM which allows me to put all the day's or week's news about real estate and recent developments into one place and then question the sources and get just the information I need to make informed decisions.

As investors and brokers, getting the right information is key to making decisions and getting sifting through the stack of news daily is something I used to deal with until I started using this new tool.

Hi Rob, Sorry I am late to the party but here are my two cents. Traditional SEO is dying and the advent of AI is changing how you should even build a website. People are now engaging AI tools to ask questions and expect a response in a natural conversation format than go through a myriad of links. In my opinion (what I learnt from my tech partners) is to

Build multiple source of referrals to your website and make your website an information hub. Spending lots of money on your website will not give the kind of results you need. Create short videos with links to your website, post relevant content on guest and 3rd party sites and post link back to your website and also participate in forumns like bigger pockets where people can check your website as you are more engaged.

A month of consistency with these will get you more results than SEO in my experience.

I will be happy to share more and to connect.

Stay blessed
