that would be great Marc.  yes please!

I am interested in a mixed use property.  1 unit residential.  1 unit doctor office.  Property is a re-purposed 1925 house in Phoenixville, PA.  

Do I need a commercial appraiser?  or a multi-unit residential would due?

How much should I expect to pay for the fee?

Any recommendations for who to call for this?

I found a deal which is FSBO. Seller is motivated to close quick. I could do a cash deal. for $50k.

Should I still involve a buyer's agent? Should I only utilize a real estate attorney?

hi Mike, new investor here too. I live just outside Norristown. Definitely some risky areas in Norristown borough. I'm not sure if you would call some of the areas "war zones", but you can also come across some good deals.

Let me know if you find a local REI group.

So, I think I found a good distressed property. It is a Fannie Mae Homepath property (foreclosure). I have an appointment to see it with the listing agent today.

Super noob question:

Do I still get another agent involved to submit my offer? I am hoping to by this for $35k all cash.
