Does anyone have any experience in borrowing money from our self directed IRA as a down payment for our personal primary residence? I am looking to put about $112k in mine and my wifes IRA then pull the money out as a loan to use for our down payment. Is this possible?

Second Question: Who is the best custodian for self directed IRA's?

@Joe S. This makes sense.  I think I am going to move forward with this option.  I will research and find the necessary professionals, is there a resource you could recommend that I could go to so that I can learn the detailed aspect of how this works?  I have searched the forums here and haven't been able to find the step by step guides and I want to make sure I don't miss any critical points of the transaction.

@Joe S. Thank you for the reply. I will do some research and find a third party note servicing company that could handle this for me, as well as the closing atty. When you say the insurance needs to be set up correctly, I'm assuming you mean that it should be in our name (or our LLC's name) since we would be the owner of the home correct?

Hi All,

We are considering purchasing a home with a wrap around mortgage.  I am trying to determine if this is still a viable option in the current real estate market.  I know about the dangers of the due on sale clause but it seems to me that a lender who has a mortgage from any time in the past is likely to have a higher interest rate and therefore would be less likely to call the loan due in the current environment with the low interest rates.  Is that the experience that everyone is having in today's market?

@Greg H. Thank you for the input. You are correct, there isn't even a place for EMD. We ended up being out bid, figured we would but it was worth the shot. Thank you for all your help and input!
