Post: Thoughts on buying 2/1 and 3/1 Single Family Homes

I think this is a matter of preference. Myself, I don't buy 2 bedroom homes simply because if you pull stats in the market I invest in roughly 20 some percent of homes sold last year are two bedrooms. Nearly 60% were 3 bedroom and the rest 4 bed and above. I have a buy and hold strategy mostly with occasional flipping however everything I buy I consider it's resale potential later. Simply, I don't buy properties that may be difficult to resell later. I agree with the 3/1 properties especially if they are in a great neighborhood or have the potential to add an additional bath later, there is a market for these homes. Best of luck!

What a lot of investors do is both. It is not a sign of being an amateur, but it is what those of us who take investing seriously as being "diversified." Buy and hold properties build long term wealth, flipping creates short term bulk cash flow. In the market I am in right now, flipping is fiercely competitive due to many of the contractors that were once building new construction are now flipping instead until the market recovers some, so finding good deals on a flip is tough to say the least. However it's a great time to purchase buy and hold properties now because of low interest rates and low housing prices. To be successful as an investor you have to ride with the market and have a means to have a positive cash flow in ANY market. I don't suggest putting all your eggs in one basket and focusing on one thing and one thing only, could be a recipe for disaster.

Thanks for all the great advice everyone, I actually had two other property offers go under contract this week so have about talked myself out of this one just do the hassle. It seems like I have invested a ton of time on this one for just an okay deal, I'm thinking it may be time to move on and like you said Steve, wait until it's REO. Thanks to all who responded, I'm saving your replies for future reference : )

I have been working with a homeowner who signed an authorization to release information for me to discuss his loan with his mortgage company. The loan recently went to the attorney to begin foreclosure. I have contacted the attorny's office repeatedly (not a local company)and left messages regarding my interest in buying this property. I can't get a returned phone call & am really interested in this particular property. Any suggestions on what direction to go with this? Hate to miss out on a potentially great deal here. :roll:
