I've reach the point where my profession career is becoming too busy to be as hand on managing my rental properties as I once did. I'd like my father to begin dealing with day to day operations fielding, -ie, maintenance calls, running to banks/dealing with lenders, showing vacant units, etc, etc.  

I need to amend my LLC's operating agreement adding him as some sort of member. Does anyone have any "example" of their operating agreement they could provide? Perhaps a multiple member operating agreement?

My wife and I are going to be searching for a home very soon. I've been investing in real estate for about five years now and feel comfortable representing ourselves.  That being said, I anticipate it may be difficult asking for kickback from the listing agent.  I'm assuming most listing agents would just pocket the full commission themselves if there isn't a buyer's agent involved.

Is there a way to approach the home purchase where we would be reimbursed, credited, concession, or purchase price would be reduced by the buyer's agent commission?

thanks @Taylor Marvin  My wife were in town this weekend scouting out areas to live.  I'm going to be working in the rural Southeast area (Pleasantville, Knoxville, Indianola) and she's most likely going to take a position in HR somewhere in  West Des Moines.  We really liked West Des Moines, Clive but would be too far of a commute for me.  I think we nailed down our focus are to Norwalk, which would be about a 30 minute commute for the both of us.  

I do look forward to attending one of the BP meetups once we move to Des Moines, sometime in May.

Thanks Taylor!  I'm excited to explore the city and meet new people.  I see there's a monthly real estate investor's meeting.  Is this an active group?  From what I can tell, the wholesaling market isn't as strong in DSM.

Hello All, 

I'm going to be relocating from St. Louis to the Des Moines area early this summer.  STL has a fairly strong wholesale network that I've gotten to know over the years and have purchased several homes from.  Is there anything like that going on in DSM?  

I'm not only going to be interested in investment properties, but perhaps a primary residence once I figure out the lay of the land.  I'm anticipating renting at first...so if anyone has anything or could recommend any areas.  Any help would be great appreciated.

@Nick B. thanks for your response.  Can you describe the appreciation concern in more detail and maybe describe how a "typical" deal is structured in a pro forma?

I've been approach by two investors trying to syndicate a deal. There's no concrete deal in the pipeline YET, but they're working with me to determine the blueprint of a potential deal and what are reasonable return expectations for myself and other investors.  

I guess the reason the're approaching me is because we became acquainted as they had solicited me to invest in another business venture.  Although, I wasn't interested they know I invest in buy & hold real estate and  as an accredited investor I had express my interest in moving beyond 1-4 unit properties and into larger 20+ unit apartment complexes.

I've what they called a general outline of what they're proposing. For instance, in the hypothetical instance a 30% down payment, I would invest 5% and we would raise the other 25% providing investors a return plus potential additional returns (appreciate, rent increases, etc). I would maintain at least 50.1% control of the property, they would collect a 1-3% acquisition fee, and 1-3% on-going fee.

Essentially, it should be a win-win for all parties involved. Investors receive a guaranteed return plus the likelihood to receive double digit returns, they receive acquisition fees and on-going income, and I'm able to acquire a large scale property with little money down and maintain control/possession.

I do plan on reviewing this with my attorney and accountant, but we're in what I like to call the "foreplay" stage.  This is where they trying to get me excited and sell me on the deal structure.  I'd really appreciate it if others who have more experience in this more complex deal structures would share your experiences and opinions.

@Albert Bui thanks for the response.  This is exactly what I've experienced.  I really don't want to perform the DFE and I'll probably wait the 6 months.

The HELOC is on my primary residence, not this property in question.

I have contacted several local banks, but non will do anything other than ARMS and Balloons.  I don't really desire those products at this point.
