Born and raised here. Lots of new construction, very low inventory. I have trouble finding deals that make sense  because buyers are offering over asking. They are buying homes as their primary place to live.

Good morning BP, I'm looking for a reliable contractor or someone who knows of anyone that is building spec homes in the Ocala area. I live here and own a couple of SFR that I rent out. Looking to branch out into building specs and selling in 120 days. The market is white hot here. Homes being sold before they are even finished. So many big companies are bringing in distribution centers and the town is blowing up.


I can't seem to find a builder willing to work with a small player like me. I have cash to build, but nobody wants to do business because there are big players building 50 homes at once taking all their time.

You have to remember, marion county is the horse capitol of the world. People will gladly live in a mobile home, in the sticks... especially if you have enough land for an animal or two. People really love their country lifestyles here.

There is definitely no shortage of people willing to live in Ft. McCoy (and other surrounding areas) and commute to Ocala for work.

Born and raised in Ocala, currently invested here as well. Ocala is blowing up due to all the distribution centers they have built. Feels like they are building a new home on every corner.

Born and raised in Ocala and let me tell you that Ft. McCoy is VERY rural. The allure of that area is that you can buy large parcel of land, stick a double-wide on it, raise some cows or horses and be secluded from the world. Its extremely cheap living but no real grocery stores (yes I know there is a Ft McCoy Grocery) or restaurants (Subway).

There are decently sized mobile home communities scattered here and there but I would definitely want to know if this home falls into one of the "bad ones". 

You could probably find a decent tenant, but I would be weary. You'd have to be a little lenient on your terms as well. For instance, I don't allow pets in my rentals... or things like broken down cars in the yard. You'd be hard pressed to find someone that will follow those same set of rules out in the sticks.
