I need some help analyzing my portfolio in Philadelphia to determine how I should proceed. I own 3 SFH in Philadelphia (Fishtown). I've owned them for 13 years with 2 of my brothers. Collectively they hold $360,000 in outstanding mortgage and are estimated to be worth $1,000,000 based on comps. Each house has add value oppurtunities that would increase value and rents. They are currently rented for $4550/month. We have an opportunity to partner with another brother to add value and increase value by $250,000 (second bathrooms, new kitchen,). If held rents would increase by $1500/month. My question is whether to partner and increase cash flow, value, and leverage or sell and reinvest in something else individually.
