Thanks Taija, there is actually a Nebraska Title out here, but they didn't want to take the contracts because we had gone to another company first in town. Sounded like small town politics to me. But for whatever reason, they were not happy with me. 

I actually just got rejected for a double closing too. They said they were. It comfortable with the sale. Have any title companies that I could use in western ne?

they have not yet.  They just said that the legal department denied it. There are only 4  title companies in town. Two others denied to even look at it because the said they didn't feel comfortable do the assignment. We are being forced to do a double closing, so that means twice the closing costs.

Does anyone have an assignment contract that they use. The one I use is being rejected buy the title company that im trying to use. I'm in Western Nebraska, Scottsbluff area. Any help would be great!!

I did consider it for a hot minute, but I didn't want to, nor did I have any money to get a loan. Also, in order to meet the sellers expectations for a quick, hassle free sale, I would have had to get a hard money loan or something along those lines. I was just looking to build up my cash in order to increase my marketing efforts.

hey Jay. I would love to get a coffee with you. I'm not sure if I am in town that weekend though. I do have a deal brewing in Colorado Springs, but not sure if the numbers are right yet. Give me a call some time if you would like. 

Thanks everyone for your advice on this. Just a follow up, this turned into my first deal. I was able to get her down to 315k and then wholesaled it to a couple of great guys I met through this post for 325k. Just closed yesterday. Now on to the next deal.
