Thanks @Dmitriy Fomichenko, I'm currently in the works for coffee with a couple of members and I have a mentor through Clark County Renters Association who's also a BP member.  She's the one who told me about this group!  I've been hooked on the podcasts regarding multi-family deals as that's my primary interest but I really enjoyed @Marcia Maynard podcast 83 she provides a link to the questions she screens tenants with!  She's only had 2 unlawful detainers in 15 or 20 years of landlording.  That's impressive!  Check it out and let me know what you think?  Thanks for the warm welcome.

AAAAAAAAAAhhhh!  I'm so excited to be a part of BiggerPockets!  Thanks @Marcia Maynardfor introducing me.

My name is Drew Mim Mack, I live in Vancouver, WA and have a 2/1 single family rental.  I work for a Capital Improvements company as the Senior Estimator.  We are based in Portland, OR and service the apartment and commercial industry only.  I estimate small $700 siding repairs to $1.5m full siding, windows, roof and paint projects and I love my job!

I'm a member of the Clark County Renters Association in Vancouver, WA. We meet monthly, enjoy a meal together and listen to wonderful speakers from Attorneys to Clark County PUD. All new members get assigned a mentor and I appreciate the one on one mentor time apposed to watching YouTube videos the rest of my life.

My goal is to invest in Portland Metro Area multi-family, rehab and flip... I realize I have a long way to go before I can build the capital and my journey starts now.  I already have estimating knowledge and work for a company that does projects like this.  I'd like to build on that platform.

I do building envelope inspections and full apartment rehabs in Portland, OR.  Sometimes my bids are 1.5m and up and we require mobilization $ up front.  30% for residential is fair but write up your own contract for the GC to sign, legal zoom has samples.  Include time of completion with a liquidated damages clause (barring no change orders occur), when and how much you're willing to give, hold 10% until punch list is done, etc.  Check CG certs for dealing with asbestos it takes special training and disposal practices.  If the references are good, you can afford 30% and they sign your contract then play ball!  Start that flip already... every day costs dollars
