I have a deal which will net somewhere in the range of $10k. It's a wholesale deal but after getting to know the seller a bit I believe a double close would be my best bet. I'd rather him not see the spread. I've never done a double close. Simply assignments. Would anyone care to share a referral for someone willing to provide transactional funding? I'm aware it's common for short sales/REO deals. I would imagine if they could make similar spread on a wholesale deal, they would consider. Also, for those that have exp with this, what type of qualifications will I need to have? Other than burr and seller side purchase agreements and a/assignments

@Tara Kinney I'm my opinion, working with private lenders is by far the easiest and most profitable. Private lenders are through and through numbers people. They generally have much lower interest rates and lower points. As long as the numbers work they will lend. I've worked in partner ships and rates can be anywhere from 10% to 60% depending on your needs. Hope this helps
