I was curious if any of you put language in the lease regarding the lease renewal?   Do you have it automatically renewing for month to month, 12 months, give options, or none?  If you do have it renewing automatically, do you still contact the tenant prior to renewal?

It's nice to say to continue to buy properties but that's not an easy feat.  Buying rentals to hold costs a considerable amount of capital and I have yet to find a way around that.  I still don't understand it, considering you have to put down 20-30% for a loan and then have 6 months of mortgage payments liquid per property.
