Are you cold emailing people? If you are I would keep the first email short and sweet and just get them interested.

What would you do with the money if you sold it?

I gave mine new leases and they had no problem signing it. However, they knew that I was coming in and fixing things so they were happy to sign it. IMO it is best to get them on your own lease so everything is covered. 

My then girlfriends landlord was complaining about being a landlord so I made him an offer and he took it!

Knowing that we were good people went a long way to getting the deal done quickly and easily. 

I use the Pro plan so that I can capture each data set they respond with and use a FB page for my rental company.

It's just a link. The link then goes to FB messenger and starts the process from there.

So to answer your question, yes the link goes right on my listings page. I promote the link over email and calling me.

Has anyone used Manychat to create a chatbot to help rent out there property?

I created one for my property and just tried it with pretty good success. It saved me time having to talk to people on the phone asking them qualifying questions, and I was able to reach out to just the ones that qualified.

Would love to share ideas if anyone is interested.

I have some people with 3 cats but other than that they check all the boxes. I think what I have is fair. 

I haven't typically allowed pets, but I want to know what are standard fees to charge for pets. I am thinking the following:

• $250 non-refundable deposit total
• $25/month per pet up to 3 pets.

Am I in line with what everyone else is doing or should I be asking more?

Interested to hear how the walkthrough goes and why he is selling. Seems like a great deal if you can get it to work! Do you know the rent breakdowns per house?
