Thank you guys for the information! This is great! I really wasn’t sure how advertising the space would go; we haven’t found a renter yet, but still looking!

I'll definitely ask about MLS listing, that is a really cool idea I didn't realize was a thing!

I will ask, if anyone has commercial/office space experience, are there any commodities or accessories that would make it more desireable for potential renters?

Purchase price: $105,000
Cash invested: $18,000

Bought an Office/Warehouse for my business (Bayside Pool Company); I use the warehouse space for my business, and just renovated the office space (850sqft) to rent out to other businesses to recoop the Mortgage and other expenses.

What made you interested in investing in this type of deal?

LoopNet and Local Real Estate Agent (family friend)

How did you finance this deal?

Cash -- Loan

How did you add value to the deal?

New Floors, New Paint, New Toilet/Vanity

Lessons learned? Challenges?

Financing the downpayment was a challenge; only because of my business was I able to finance the downpayment.
New challenge is where to list the property to get renters.

Learned better the process of purchasing real estate; made connections with real estate agent, loan officer, inspectors...etc.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

For utilities, I know the renters pay most of the utilities, is there anything I should account for? Specifically, under the insurance and misc categories? 
Also, if I do need to include water or insurance, I saw some averages when I looked on google, but is there a more accurate place to find those figures?

I'm new to Real Estate investing and a lot of people I talk to or listen to have lenders that they use to help fund their deals. I'm not entirely sure how to go about getting lenders who I can trust and work well with, but I know Brandon mentioned that this website is great for people to help one another. 

I want to put out there that I am looking to talk to someone who can mentor/lend to help my (and my family's) pursuit of real estate and financial freedom.
