Hey guys and gals,

Quick intro : own my own real estate brokerage focusing on SFH investment properties on south side of Indianapolis as well as a contracting company specializing in SFH real estate construction. Have also created and sold a SFH property management company as well.

Situation : I have been investing with only my own funds but ran into a project that I am unable to get necessary funds by the time we need to close. Seller has given us until end of next week to close.

Only need funds to purchase and hold, I have the funds necessary to complete the renovation.

Our market is incredibly competitive for owner occupants and like everyone else, little to no inventory in this price range, we already have potential buyers lined up for when it is complete and hope to have it sold before we finish renovation.

I own another investment property free and clear that I will put as collateral.

Renovated duplex in the Mapleton-Fall Creek area of Indianapolis. Area is a solid area that has a ton of owner occupants in both single family and duplexes. We have a single family one block up that we are going to sell for $130k, and two more duplexes in the immediate area that will be renovated once this one is sold. 

Renovation included new roof, doors, drywall and paint, all electrical and plumbing, toilets/vanities/tubs, lighting, flooring in kitchen, half of the windows, refinished hardwoods in half and painted hardwoods on other half, and more that I have not mentioned. 

This property is ready to be cash flowed like crazy. 

Independent inspections / Appraisals welcome. See comps in dropbox, homes and duplexes are being sold for well over $100k. If anything were to come up in the inspection we can take care of it as well. 

If you are financing you should not have any issues with finding an appraisal for at or above offered price. 

We do management but as there are no tenants in place, so you can take to any management company you would like, we have other references for other great management companies as well. 

References from current clients are available as well for both renovations and management. 

Rent : $700 per side per month

Taxes will be max of 2% of new assessment, I would budget up to $2,000 on a new $100,000 assessment. This has not been done yet.
