What are the tax implications for angel investors receiving capital gain profits paid out by myself in the sale of an apartment complex? I would be doing a 1031 exchange for the property itself, but would want to pay out my investors capital gain percentage after the sale. Thanks for your input!

@Michael Iacono yes you are very correct in that it is very much a cash flow market primarily with a lot of C and B properties to invest in. The appreciation is just the icing on top :). Sounds good man.

Hey Michael! I live in Lynchburg and I am an investor/realtor and invest in small multi-family units. We currently have two 4-plexes and a duplex in our portfolio that we started 4 years ago. What exactly do you mean by a market that historically doesn't appreciate a great deal? We are seeing 4-5% on average for the last 5-7 years. It is a very healthy appreciation rate in my opinion. Also, I haven't been able to find a lender around here that would do 20% fixed on a 2-4 unit, so if you ever come across one, let me know! Good luck with your investment search in Lynchburg. Just so you know, we are selling one of our 4 plexes and our duplex next spring. So if you are possibly interested in those let me know. Thanks!

@Sara Tabrizi I am a firm believer in multi-family real estate investing. So with $50k I would start by putting that into a solid 2-4 unit small multi family deal and as your investment grows overtime, gradually work your way up to larger multifamily deals such as a 12-24 unit. Continue to watch your investment grow and repeat the process with larger apartment complexes.

I have 7 total units (4-plex, duplex, and a SFH) in Lynchburg, VA. I made my first purchase 2 years ago at the age of 25. My 5 year goal was to obtain 20 units by the time I am 30 years old and I think we are on a good pace to accomplish that.

Our LLC holds 4 units and are hopefully going to be under contract on another 4 plex soon. Our goal is to acquire 10 units a year.

@Llewelyn A. congrats on your success in Brooklyn! Now of course you don't have 17 million in assets just because you own 17 million in valuation on your apartments. Unless you have $700k in equity in each of them.

@Kevin Mosier Well that's great man! I hope it works out for you, I really do. So I believe we have found a 4 plex to house hack in a great area of Lynchburg. It is not on the market (I have 3 really good friends/mentors that are agents and one if them told me about their friend that was wanting to sell). Once we close on it, I will reveal the property!
