Has anyone had any measurable success brokering lease purchase deals. I've given it a go over the last several months and simply had no success finding home owners who will agree to go this route. Does anyone have any specific advice or tricks of the trade that I may be missing? Thanks

Does anyone have any recent experience with http://fundingforflipping.com/ ? I found a couple of threads from a year or 2 ago but nothing recent. Even those only gave opinions rather than any real experience with them. I would love to hear some feedback from anyone who may have actually worked with them, or chosen not to for any specific reason. Thanks

I've run into a couple of great opportunities on 2 multi unit rental properties that are already occupied and cash flow positive. The issue is that my available funds would not cover the down payment on either of these properties. They are both reasonably priced. What are some of the best options for taking advantage of this kind of find while low on cash? Im willing to get creative on financing.
