I have a few questions regarding BRRRR

I am looking to purchase a triplex and is full. 

My first issue is that I can't find any triplexes that have sold in the area for the past two years.

What would be a comparable house to a triplex?

Secondly, I don't really want to kick the tenants out while I rehab the property. Based on the pictures, the inside looks good. 

I was wanting to put a new roof, siding, windows and septic tank.

Would external rehab improve the ARV a lot?

Hello,

I am very new to investing and don't have a lot of money. I just finished reading "Investing With No (or low) Money Down" and learned a lot/opened up my mind to more opportunities! 

If you haven't read it, I would highly recommend it!

I was wondering if there are any Canadian investors who have done some creative financing. I hardly know anything and would like to learn more about it (and eventually make a deal).

How different are the laws/regulations between Canada/USA?

What are some good resources (books, websites, youtube videos etc.) or tips or tricks to help me get started?

I'm starting now a week ago (at 26). I haven't really started investing yet... I'm just reading/listening to lots of books, listening to podcasts etc.

@Jesse Fragale yes I agree it is tough. But after doing some searching there are some areas that are "reasonable" prices. That being said, I'm not in a position to invest at the moment 😅. I need to work on my creativity

Yes you're right there are some deals to be found. I was looking over in Gatineau and found some places that might be worthwhile. It's amazing how much cheaper some of the houses are in Quebec.

I'm very new to the whole REI thing, right now I'm just reading and learning lots (and looking at the market).
Yes Toronto is very expensive... My family lives in Ottawa and they know homes that have gone 50-70K over their asking price!

I'm Canadian but currently living in Australia.

I'm just starting out and learning about real estate investing. Is anyone investing in Canada or Australia?

Unfortunately both of these markets are not too cheap...
