Yes.  You, the seller, provide a disclosure statement pursuant to Title 60.

"A. A seller of property located in this state shall deliver, or cause to be delivered, to the purchaser of such property one of the following:

1. A written property disclaimer statement on a form established by rule by the Oklahoma Real Estate Commission which states that the seller:

a. has never occupied the property and makes no disclosures concerning the condition of the property, and

b. has no actual knowledge of any defect; or

2. A written property condition disclosure statement on a form established by rule by the Oklahoma Real Estate Commission which shall include the information set forth in subsection B of this section."

I purchased 2 FSBO's last year with only the standard OREC contract and closed without issue.

Thanks again for all of the kind comments.  I wasn't sure what kind of response this would get but I was  just proud of his initiative on something that I love as well.  

I wanted to thank each of you for taking the time to post the words of encouragement.  We are traveling this weekend and in an area with spotty reception so I will try to answer some of the more specific questions next week when we return.  Thanks!
