Post: Advice On Advertising for a Lease Space

I have a space open up in my building and I'd like to make sure I'm doing everything I can to generate interest and get it filled.

Any suggestions? On what I should put, or not put in the on-line adverts? Is it worth to advertise with the local newspaper?

I have a sign up but, I'm considering ordering a larger banner sign. I put it on Craigslist, and am putting it up on various sites around the web.

There are two working bathrooms. They would need some work, there is also one working sink/break room area. It was previously used by a pharmacy to make up prescriptions. So there is an area that is vented with a glass window/wall. Reminds me of a sound booth.

I'm looking into Document Storage. I have a security system. One large safe and lots and lots of cabinets.

Thanks everyone for the replies!

I should say that right now I am looking at maximizing the rental income of the building and not starting a business in there but renting to one. But I am open to all ideas.

To get to the basement you go down a short corrider, then a flight of stairs and there is a ton of space and carpeted rooms, but there are no windows. And as of now it feels dark and very basement like.

It is deadcenter downtown, there is nightclub going up across the street. An existing pub, engineering office, head shop, good will.

@Pat

I was thinking about putting a gym in the space I have above the basement but hadn't considered combining the two.

Currently, I have 7,000 sq. ft. of unused and unrented basement space. It is in the heart of downtown of a smaller (14,000) city. I am brainstorming on what I could use it for.
The building is zoned for commercial and residential. Needs to sprinkled for a leasing of the entire basement or a firewall to reduce open footage to 5,000 or less.

The basement is mostly carpeted with several rooms that were rented in the past. There is wiring for internet and tv. There are two working bathrooms.
On the negative side there is no handicapped accessibility.

Thanks for your time!

Hey, My name is Eric, and I'm operating and living in Northern Minnesota. I did my first purchase back in May on a commercial property in Downtown Bemidji, MN.

It is going well, although I have a continuing stream of questions. Prior to Real Estate I was interested primarily in Stocks.

Looking forward to whatever the next property maybe, but I don't have any current prospects.

My goals are to increase my understanding of a real estate law, building codes, taxes, well everything.

Ok, Thank you for reading! And Thanks to the website and it's members, I already found some useful tips, and to be honest I've been lurking for awhile.
