YES! I just filed my first 990T this year and there was kind of a mix up with who's EIN. Your IRA MUST obtain its own EIN

I'm following your thread because I want to get into wholesaling also (I live in Knoxville, TN). Everything I read / hear is that your snow ball may not start rolling w/ deals until 5 to 7 months (or more) of consistent marketing. I'm trying to personally brainstorm how to have a $1000 per month marketing budget that never dries up.

For personal reasons I haven't started yet, but I'm also figuring out what chess pieces I need to move before getting started.

So far so good, I purchased another property in Ohio (last fall), but unfortunately it is still not rented. Hopefully by spring the Ohio property will be rented. After the Ohio property gets rented and I get around 3 months of steady rent I will write another review.

My properties in TX are doing fine. PM me if you want to know who these turnkey operators are.

Tyisha, the reason I went with turnkey property is because I am in a very intense training program for my job and will be unable to focus on my local RE market for another 7 to 8 months. I see you live on Long Island, aren't there more affordable markets in upstate NY? Read "The Millionaire RE Investor" and "The ABCs of RE Investing", it would better to buy houses wholesale instead of retail like I did (better ROI)

What if you are looking to wholesale properties, but are not afraid to close if necessary. Funding to come from sub-to, owner finance, or hard money.

AND

I only have a $1000 per month for 18 mos for a direct mail campaign.

Is $18K enough seed money for Knoxville County, TN?

I am also new to Knoxville (Dec. 2013) and because of my schedule I am only a turnkey RE investor (moving toward my 4th property). Here's my Success Story post:

Unfortunately because of my schedule I can't come here as much as I would like, BUT when I am done I DEFINITELY want to become more familiar w/ Knox County and invest here. I am leaning toward wholeselling / wholetailing / cold calling - but I have a year left in class so we'll see what next shinny object comes my way  :-D

EVERYTHING you wrote I plan on doing. I just have to wait to finish class, then I plan on doing MORE cool things, but next time it will be locally here in Knoxville. I'm pretty happy w/ what is going on so far. I posted my story to try to get a critique from the smart people here on BP
