I need financing for my Oak Lawn project. All brick 1,398 sf. 3 bedroom 1 bath ranch w/attached garage in a great neighborhood of SFH's in Oak Lawn, IL.

I am offering a 50/50 JV split for 100% financing. 5-6 week rehab, 90 days to resell @ 7%-10% below current market value. ARV $247,000 based on strong local comps.

I need to close in two weeks or a letter of commitment to extend closing date. Please email me for complete Investor Proposal. 

I have a strong marketing plan for reselling after rehab. This is a solid market in a very desirable area.

Remodel to include an open floor plan, expanding kitchen and family room, adding additional full bath, new kitchen w/island-SS appliances, new windows, hardwood floors and new fencing and professional landscaping.

I'm looking to build new relationships, so I'm willing to let my investors eat first on this one.

The projection linked in the original post is not correct. The projection included points and interest, this deal does not pay points or interest. This is a straight equity split of the net profits. The corrected projection is linked in the second comment.

Hi Matt,

Have you considered expanding into the Greater Chicago Area market? Home values are rising in the more affluent suburbs, and there are plenty of homes that meed some "TLC" to be made rental ready.

Are strictly buy and hold or do you invest in fix and flips as well? Would you be interested in partnering with a flipper or wholesaler in this market?
