I need financing for my Oak Lawn project. All brick 1,398 sf. 3 bedroom 1 bath ranch w/attached garage in a great neighborhood of SFH's in Oak Lawn, IL.

I am offering a 60/40 JV split for 100% financing. 4-5 week rehab, 90 days to resell @ 7%-10% below current market value. ARV $247,000 based on strong local comps.

I have a strong marketing plan for reselling after rehab. This is a solid market in a very desirable area. 

Remodel to include an open floor plan, expanding kitchen and family room, adding additional full bath, new kitchen w/island-SS appliances, new windows, hardwood floors and new fencing and professional landscaping.

I'm looking to build new relationships, so I'm willing to let my investors eat first on this one.
