Thanks for all the reply . That help me with some basic information to determine where I should move.

Are you guy also in apartment market ?what is cap rate that are currently trade for ? Like we are about 5-6 cap rate in MSP metro.

 My strategy for the move is buy one single family in good area and 1031 my portfolio to 16-40 unit apartment building .

Thanks for the chart . Do you have any data before 2008 ? I just want to see the market cycle of Austin TX. 

Is Austin close to peak yet ? Is it too inflated ? Will there be any correction soon ?

Hi, I am in Minnesota and looking to move down to Austin TX. 

I have few questions on Real estate market here. How is pricing ? is it seller market or buyer market ?

I own many duplex in MN and they are cash flow good. Example Duplex cost $230k will generate $2650-$2800 a month in rent. Will I get those number in Austin ? 

Looking to learn more about the market so feel free to response or message me.

I will check those source out. 

The two city I named above has the weather I want and a fast moving city so real estate investment will be very good in future. 

Austin have a lot tech company that Bay area do so that will be very good to own rental. 

anyone else have more opinion or advice ?

 I am not sure where to post this so I am posting in the starting out. Feel free to move to correct forum

Hello Everyone.

I am currently live in Minnesota and been here for over 15 years. I am finally say enough with the snow and want to move to some where warm and safe for family to reside.

I need your recommendation on Real estate at those place and Pro and cons.

I have narrow down to Austin Texas or Jacksonville FL as the place to move to.

What do you guy think of real estate market down there ? I am looking to purchase 16-32 units apartment so what cap rate do I look for ? I am also open to duplex and fourplex so If any of you have anything on your list. Feel free to send it to me.

Any link or website or source that I can use to further research about those city that I am looking to move.

@Kyle J. They only count the properties with finance on it so if you own it free and clear then it will be OK.

I just want to give an update to those who want to get HELOC on Rental, especially through penfed.

They will give HELOC on rental up to 80% LTV

Owner can not own more then 3 properties.

If owner have 4 properties, they can only do HELOC on the primary resident and not the rental.

just giving this information out so you don't have to go through register account with them.
