Turn npn to performing is always the goal as the returns are the highest. Unfortunately you cannot control what borrowers can/can't do.

Aa far as raising capital, most turn to JVing which can be dangerous due to SEC. Best methods is creating a fund, do a loan or LLC with capital partner.

We know of a bunch of the servicers but curious of others have servicers they prefer. We have a ongoing list of each along with their fees and what state they are licensed to collect debt in.

We have a few.  Most newer investors use Richmond Monroe.  It depends on the level of your company. You can also hold collateral yourself, leave it with your servicer or even send it to your attorney. 

Note, this depends on if your using them for just storage or for collateral review.
