For investing remotely, I highly recommend DSHuberProperties.com 

They currently manage my entire portfolio, they have a web portal with easy reporting so you can keep track of all transactions. They have also recently brought on in-house maintenance/hvac. They manage all the contractors for you with no additional upcharges (other than when flipping/turning a property). Turn coordination fees usually run 10% of the project. They primarily manage SFR homes but also manage a few Duplexes and Quad Plexes. I dont believe they manage any larger commercial properties. I have met Dale Huber on many occasions and he is genuine and easy to work with. They are also expanding to Jackson, MI shortly.

Some example fees are:

$25-35 to mow a lawn

$40-50 for basic service calls / handyman stuff

$75-150 for trades like electrical / hvac / plumber

Hey @Ryan Taylor!

Welcome to BP, and welcome back to Lansing. I too am a buy and hold investor in Lansing. It has been a great market over the last few years. However, right now, I am personally finding it harder to find deals that fit into my criteria. I wish you the best of luck. There are several investor meetup groups in the Lansing area if you are interested in that sort of thing. One of them is taking place tomorrow night at 6pm at El Azteco (1016 W Saginaw). Topic will be about AirBnB's Unfortunately, I will not be able to attend this one. When I do, I always learn something new and come away with revived enthusiasm.

I second what @Emily B. said about Lansing being a good stable market. Deals are getting a bit skinny in Lansing, but not impossible to find if you are patient. You may have missed the boat by about 2 years for the best deals in Lansing. As Emily said, the surrounding areas are great for flipping/appreciation. I would look at areas like Okemos, Mason, Dewitt, and Grand Ledge. Let me know if I can be of assistance in any way and welcome to Michigan investing!

Just curious how this all shook out. Did you end up buying any of the houses? If so, how are things going so far? I am curious too if we have found the same seller. I am currently under a contract to buy 3 houses from an investor who owns about 20 houses and is looking to retire. If you don't mind sharing the persons name, send me a PM.

Nathan,

Same group from Trippers in Frandor. I may have seen you there as I went to several meetup when the group was at Trippers. In fact, Richard helped merge two investor groups into one since there were many members that were attending both meetup. The group is still alive and well :) Brent just moved out of state, but still is active with the group on Facebook as well.

Hey Nathan,

There is in fact a very active investors meetup in Lansing. We meet every 3rd Thursday of the month at 6pm. Location changes often, so I am not sure where it will be in April yet.  The group is led by Richard Floyd. We typically have between 20-60 people attend the monthly meetup. It is a good blend of new and veteran investors, real estate agents, hard money lenders, wholesalers, first timers, etc. The group is also on meetup.com, but is really hard to find for some reason. 

Regarding agents, I agree with what Andrew said, David Hall with Coldwell Banker is extremely knowlegable about investment property. He is also an active investor and I am friends with him personally.

Shhh. Would everyone please quit talking about Lansing as a good city to invest in. I want it all to myself :)

Don't forget that Lansing also has a strong automobile manufacturing presence. Lots of high paying hourly jobs in the area. Two of General Motors newest car assembly plants reside here, along with countless other suppliers. This also draws lots of skilled trades and engineering jobs.

Make sure you research the deal thoroughly before you buy. Last I knew, the was a moratorium on new rentals in East Lansing so if it isn't already licensed, its a no go.
