I will be graduating this month with my degree in Finance, but ultimately I want to be a successful, private real estate investor, that’s my long term goal. If you are wondering why I didn’t get my degree in real estate, it was basically because I had to work during the day, as I currently do, and could only attend class at night, but I took the two real estate classes that I could.

Ideally I would like to earn a paycheck (I have a family) while learning the business through my job & with the help of a mentor someone above me who is willing to teach me.

So my question is, does anyone have any suggestions/advice on have one could get a start in the business other than as a realtor? Any companies that you know of I should pursue?

Also do you recommend any good books on the real estate investing? Any useful websites?

Anything information you provide will be much appreciated!

I have been reading a lot of threads on here about wholesaling and now I am even more discouraged. Where should a newbie start?

Bird dogging? Wholesaling? Buy & Hold? Flipping? Where?

I thought it was wholesaling, but now I’m not sure after reading other threads of people who thought the same thing, only to be told they should probably start by bird dogging? But I thought wholesaling and bird dogging were basically the same thing.

What is the bare min. amount of capital needed to start? I don’t have a lot of cash on hand, but I have good credit, and I’m working on the cash part.

I don’t think any of this is or will be easy, I have a family, work full time, while maintaining a 3.75 GPA in college majoring in finance, so I know how to work hard. I’m not looking to get rich quick, but I am looking to get rich. I just can’t seem to find a starting point, or where & how to fill in all the gaps. I want to learn, work hard and be successful. Some of my gaps are;

Where do I get contracts to even put a deal under contract in Georgia? How/where do you learn to fill them out correctly?

Where do I find deals? I’ve learned you can find deals off of different lists, but where do I get these lists?

Can you even assign contracts in Georgia?

As you can tell I am as about as green as they come, thats why I'm one here trying to learn. But what is the difference between bird dogging & wholesaleing? I thought they were the same thing, can someone please explain in detail.

Hi everyone, my name is Daron and I live in the west Georgia area. My business partner Jason and I are extremely excited and eager to learn the real estate business. But we both work full time with families and are just not exactly sure on how to get started, or what to do first. We have been to a few Real Estate seminars (that you pay for) I have read books, we have also just started going to one of our local REIA's. All that's great, but I still feel lost, they all tell you what to do, but not exactly HOW to do it. These are just a few of my/our questions, if anyone can answer them or direct me to where I can find the answers for myself, I would be extremely grateful. Our plan is to first learn how to wholesale, then rehab, and then take profits from those things and buy and hold properties. (land lording)

Here are some of our questions;

1. First exactly how does someone get started in the real-estate business? Particularly wholesaling? Someone who has never ever done a deal in their life.

2. How do you go about putting a house/property under contract without a real-estate agent? Or should you use a real estate agent in the beginning?

3. Where do you get all the necessary forms to put a property under contract? How do you learn which forms to use? What particular clauses should be in the contract for your protection?

4. Are there particular types of forms needed for wholesaling? Rehabbing? Etc.? Where do you get them?

5. Can you do a wholesale deal without any or much of your own money? How?

6. Where are some excellent places to look for good deals?

7. How do you know if it is a good deal?

8. Who are the people you need immediately after starting your real estate business, and whom do you use most often? Exp. Attorneys, real estate agents, etc.

Again anything you guys are willing to tell us will be very much appreciated. Thank you for your time.
