You are right that the multifamily market in Phoenix is pretty pricey and supply is low. I would definitely say looking for either a house with a casita or a house with 4-5 bedrooms and house hacking would be the easier route of the two.

What are are you moving to?

The best thing you can do to find cash buyers is look up comparable cash sales in the area for the last 6 months and make a list of those buyers / LLCs. Reverse engineer their deals to see approximately what % of ARV they are buying at. That'll tell you if your current price is reasonable or way off

The above method is how you are going to find the real, current cash buyers that are buying now in this current market. If your numbers are accurate and your price is on par with what people are paying, those are the buyers you want to get in contact with

There are a lot of buyers out there that used to buy but won't touch anything in this current market and you just aren't going to sell to those people. Best keep them on a separate list and circle back to them when the correction happens

I typically just waive my commission on a pocket listing which gives the listing agent the Chance to either double dip or just give that back to the seller

 If you are assigning the contract then the end buyer will see your markup because he will have to sign not only your assignment contract but acknowledge everything on the contract between you and the seller

If those numbers are even close to accurate though the buyer shouldn't care. I'm not sure which market you're in but I would be able to sell that deal in Phoenix for over $300k easily (again assuming accurate number)

 You do not have to disclose a double close, and HMLs will absolutely give rookies loans at 80% of purchase price it happens every day

 The Arizona law really will only have language to disclose assigning. So if you're going to buy/close on a deal and then immediately resell, that will not have to be disclosed

Yeah man wholesaling sucks, anyone doing it should definitely stop right now. Shoot me over your list of contacts first though but then for sure get out of the game, it's not sustainable
