9-space park on city water/sewer.  No amenities in park but park is in small town and one can walk to everything in town within 10 minutes if needed to.

4 homes are tenant owned and they pay lot rent only (which is low and needs to be raised)

4 homes are parked owned and three of those are 2006 park models which were just placed on location and setup, so are empty, but should bring $450 month conservatively 

1 home is park owned, vacant, needs a full rehab, but very salvageable

Current rents w/ the new three empty (but available as of last week) park models - $1,400

Cash Price - $129k 

Owner Finance - $150k w/ 20% down over 5 years at 8% interest

Found a MHP just north of Houston and it looks like a deal.  9-space park, city water/sewer, 4 units are park owned @ $680 each, 4 are tenant owned @ $175 each, 1 needs full remodel and is park owned and vacant but salvageable.

$125,000

3 of the park owned were just placed on site and are therefore empty but available for rent as of last week.

Any thoughts?

Yeah Joel I know my broker isn't the best choice for me and that's what I hope to find eventually.  He does list my property with the paid subscription and does the "highlight" and everything but that's it!  Very frustrating.

Currently obtaining permitting to develop a portion of my 3 acre commercial property into a 14-space park model RV park.  I own all 14 park models and want to cater to either short term (one week) or longer term (one month) tenants.  I was basically just curious if anyone else has experience in this hybrid type of park and/or could give me any local area advice/expertise.

The property is 1/2 mile from Lake Conroe so I'm confident the "vacationing family" or "Houston commuter" would be enough to fill the units.  I got a steal on the property AND the park models which kind of fell in my lap.  I have several other park model rentals so I have the experience for management.  Any thoughts/ideas???

Hey All, new here (internet forums period actually).  I own a commercial office/warehouse building and recently lost my tenant to them purchasing their own location.  Problem is, my broker (also my best friend), specializes in residential and has simply thrown the suite up on loopnet ONLY fielding phones calls with his fingers crossed.  Oh and he also has a 4'x8' out in front "For Lease".  

Specifics: The space is a 11,500 sq ft comprised one fourth office and the remainder warehouse. I pay everything so no NNN. Demographics: 3 big neighborhoods surround with 20k+ vehicles passing by on 4-lane daily. 1151 N Loop 336 E Conroe, Tx 77304
