@Doug Merriott If I lived in Clearwater I would want to pretend that their clout and their behind the scenes involvement in Clearwater didn't exist either...have you even been inside one of their buildings? I have with some contractors. There were armed guards.

Hey Adam,

I would stay away from Clearwater. The scientologists have singlehandedly ruined DT Clearwater and your property will not appreciate as quickly as it would if you purchased in other surrounding areas. They are still purchasing and developing land. Who knows how far their reach in Clearwater will eventually stretch. It's sad but true and I'm sure no one else will tell you that. 

I would look into Treasure Island you can find a condo for that price 5 mins from the beach. You would be 15 mins away from DT St. Petersburg and 30 mins from DT Tampa. Treasure Island is great.

There are many good wholesalers. If you go to meetings in the area there are normally multiple quality wholesalers present. Also, any sign saying "I buy houses" or something in that genre is probably written by a wholesaler. You can call the number and ask to be put on their list. It helps to specify the property type you are looking for as well.

Its a huge organization and a huge property. They should move but it would take the city to do sometime.

Why would you want to fix and flip a 760 square foot house that has two bedrooms and 1 bathroom? Think about who would be buying that house. Investors. No family/couple would want to purchase a 760 square foot house as their house of the future. It is a long-term rental. Fix it up for as cheap as possible (delicate balance use good taste) and rent it out. No point in trying to fix and flip it...Just me $0.02

The 2% rule for me is the first test I put a property through to determine it's potential value to me. I live in Pinellas County, FL and although it is difficult and time consuming the 2% rule can be found outside of war zones and ghettos.

I would go to 1.5% depending on the strength of the property's other features (concrete block, updated roof, etc., etc.,) but anything less than that and it does not make sense to me. I am really patient and do not stray outside of my purchase parameters.

Hi Martin,

What Doug said is right on. The market in Pinellas County is extremely tight right now. Inventory is awful. The majority for homes for sale are either; modest/nice homes with homeowners asking too much because they paid too much in 2003-2008 or really dilapidated houses with owners/landlords who don't have their heart in it. A good deal lasts 48 hours now...so different from 2011 when I started. I would suggest getting qualified for financing before making the phone call and using that as leverage when explaining you want to make an offer. If your pre-qualified to purchase a property you look more serious. If your paying cash e-mail them a copy of your bank statement with the appropriate numbers blacked out. If someone doesn't take me/my family seriously that's what I do. Works every time.

Not a good area man. Not anything you would be proud of owning. I went to High School and college in the general vicinity and there is nothing productive going on. Yes, apartments were cleaned up BUT that is due to the high number of foreclosures against apartment owners in the specific area. They overpaid for apartment buildings that would not cash flow from Day 1. Then, the economy went south, tenants lost work, and the property goes into foreclosure...it was REALLY bad in 2010-2012. There was a 48 unit complex completely vacant back then.

I would stay away from it. The demographics are not indicative of a thriving community and even though it is close to USF (I went there remember) that fact is meaningless. USF is almost grown out. Many students do not live on campus and are Tampa natives. There was a ton of student housing built recently. Do not let the potential of being close to USF tempt you. The area is one of the worst in Tampa and I would not be driving around there after dark...

Dude it's 1 block off Nebraska Ave. If you want to pay for fun on a Saturday night that's where you go...

Tampa! No doubt about it.
